The Problem: An Active Leak Around the Chimney

The interior inspection showed dark water staining, deteriorated roof decking, and moisture damage in the framing below the chimney area. The exterior inspection also revealed vulnerable flashing details and areas where the existing chimney transition depended heavily on aging surface sealant.

The combination of visible daylight from inside, immediate water entry during testing, and deterioration directly below the chimney confirmed that this was not a general metal roof failure. The leak was concentrated at the chimney-to-roof transition.

How the Metal Roof Leak Was Diagnosed

This project required coordination between the interior renovation contractor and the roofing contractor. Rhino Renovation exposed the damaged interior area, replaced much of the deteriorated wood, and performed a controlled water test while observing the roof assembly from inside.

Their team identified two locations where daylight was visible and where water entered almost immediately. Driftwood Builders Roofing then inspected the exterior chimney transition and developed a repair plan that addressed the actual pathways of water entry instead of relying on another temporary coating or bead of caulk.

The completed repair created a more dependable route for rainwater to move around the chimney. The new flashing extends across the rear and sides of the brick structure and integrates with the existing standing seam metal panels.

After the Repair

After the existing panels were carefully removed, Driftwood Builders Roofing fabricated and installed a custom heavy-gauge back pan, counter-flashing, and water-diversion system around the chimney.

The salvaged panels were then realigned and secured over the prepared roof area. Commercial-grade butyl tape and matching fasteners were used to integrate the new flashing with the standing seam roofing system.

The completed assembly is designed to move water around the chimney instead of allowing it to collect behind the brick structure or enter through the previous flashing deficiencies.
