There is no single price, because every roof is measured and priced on its own conditions. In our 2026 Austin cost guide, a typical single-family home with architectural asphalt shingles falls between about $10,000 and $18,000, while metal roofing commonly runs $18,000 to $30,000 or more. What moves a quote within or beyond those ranges is the roof’s size, its pitch and complexity, the material, how many layers must be torn off, the condition of the decking, and the flashing and penetrations such as skylights, chimneys and vents.

It depends mostly on the material and the conditions it lives in. Architectural shingles are often rated for 25 to 30 years under favorable conditions, but across the Austin area we commonly see asphalt shingle roofs reach about 15 to 20 years. Central Texas heat and UV age shingles faster, a poorly ventilated attic bakes them from below, and accumulated hail, wind and storm debris take their toll. Careful installation and simple maintenance, like clean gutters and sound flashing, are what push a roof toward the upper end of its range.

Start from the ground. Real hail leaves round marks of a fairly consistent size, so look for small, evenly sized dents on gutters, downspouts, vents and other soft metals, and for shingle granules washed out near downspout outlets. On the roof itself, the damage that matters is functional: hits that knock granules away to expose the asphalt, or that bruise or crack the shingle. A straight line or one oversized dent usually means something else hit the surface. After a significant hailstorm, photograph what you find and have the roof professionally inspected.

Ask whether a repair will actually solve the problem long term. Age is the biggest factor: in Austin, asphalt shingle roofs average around 15 to 20 years, so a newer roof with damage isolated to one area, such as a worn pipe jack or a few wind-torn shingles, is usually a repair. An older roof with recurring leaks, damage in several areas, widespread storm damage or soft, rotted decking usually costs less to replace once than to keep patching.

For most Central Texas homes, plan on a professional inspection once a year, and twice a year, in spring and fall, for older roofs, previously repaired roofs or homes in hail and wind corridors. Add an inspection after any major hail or high-wind storm, whatever your normal schedule. A thorough inspection covers the roof surface, flashing, vents and other penetrations, and the attic, and should leave you with dated photos you keep whether or not you hire anyone.

They work as a system. Cooler air should enter low through soffit intake vents and hot, moist air should leave high through ridge or other exhaust vents, and the two need to be balanced. In a Central Texas summer, an attic that cannot breathe traps heat and humidity, which can age shingles from below and shorten the life of the roof deck. Insulation slows attic heat from reaching your living space, but it has to stay clear of the soffits, because insulation packed against the eaves blocks the intake air the whole system depends on.
