Foggy Windows Between the Panes: What a Broken Seal Means and What to Do

Short answer: Fog, haze or droplets between the two panes of a window mean the seal around the glass has failed and moist air has got into the gap. You cannot wipe it away. The window still opens and closes, but it has lost much of its insulating value, and the haze usually gets worse over time. When the frames are aging or several windows are failing, replacing the windows is usually the better long-term fix.

Why Windows Fog Between the Panes

Double-pane windows are two sheets of glass sealed together at the edges, usually with an insulating gas in the gap between them. In Central Texas that seal works hard. Glass on west- and south-facing walls heats and cools through big daily swings, especially in summer, and every swing makes the unit expand and contract. Over the years the edge seal loosens, moist air gets in, and it condenses on the inside faces of the glass.

Age, direct sun, the quality of the original installation, and pressure-washing around the frames all speed this up.

What a Failed Seal Means

  • The insulating gas has escaped. The window lets more summer heat through than it did when it was new, which you notice most in rooms with west-facing glass.
  • The fog will not clear on its own. Moisture keeps cycling in and out of the gap.
  • Over time, minerals can etch the glass, leaving white streaks or a cloudy film that stays even when the window is dry.
  • It is not a safety problem. The glass is no more likely to break.

How to Tell a Failed Seal From Normal Condensation

  • Fog on the inside surface (the room side) is indoor humidity. It wipes off. It is not a seal failure.
  • Fog on the outside surface on a cool morning is normal, and is actually a sign of a well-insulated window.
  • Haze or droplets you cannot reach, between the panes, is a failed seal.
  • White streaks between the panes that stay when the window is dry mean the seal failed some time ago.

Can a Broken Window Seal Be Repaired?

Sometimes, but repairs have limits.

  • "Defogging" services drill small holes and dry out the gap. That can clear the view for a while, but it does not restore the factory seal or the insulating gas, so the window does not get its efficiency back.
  • Replacing just the glass is possible on some windows, depending on the make and age of the window.
  • A single fogged window in a sound frame can be a reasonable candidate for a repair as a stopgap.
  • Check the warranty first. Many window manufacturers cover seal failure for a set number of years.

When Full Window Replacement Makes Sense

  • Several windows are fogging, especially on the same side of the house. The rest are usually not far behind.
  • The frames are soft, rotted, warped or drafty. New glass in a failing frame does not fix the window.
  • The windows are original to an older home, single-pane, or builder-grade units nearing the end of their life.
  • You are replacing siding or trim around them. Doing the windows at the same time avoids cutting into new trim later.
  • Rooms with west-facing glass run hot even with the blinds closed.

What to Look for When You Check Your Windows

  • Fog or haze between the panes, on each window, in the morning and in the afternoon
  • White streaks or a cloudy film that stays when the glass is dry
  • Soft, cracked or peeling paint and wood around the frame and sill
  • Gaps, drafts or light visible around the sash when it is closed
  • Water stains on the sill or wall below the window after rain
