The siding industry often makes it difficult for homeowners to compare estimates. Some proposals leave out necessary trim, flashing, repairs, disposal, painting, or other parts of a complete installation, which makes the cheapest bid look like the best value right up until the change orders start. Why We Price After an Inspection, Not Before
An accurate siding quote takes more than a look at the visible square footage. Siding is priced by exterior wall area, not interior living space, and the list of things that change labor and material on a given house is longer than most homeowners expect. A free inspection looks at:
- Existing siding material, and how many layers are on the wall
- Total exterior wall area, measured rather than estimated from your home’s listed square footage
- Gables, dormers, architectural details, and second-story elevations
- Trim around windows, doors, corners, and rooflines
- Soffit and fascia condition (see our soffit material guide)
- Flashing and water-management details, including roof-to-wall and kickout flashing
- Clearance between siding and roofing, soil, patios, and paved surfaces
- Access and site conditions, including staging space and working height
- Visible signs of moisture, rot, pest activity, or structural damage (see common siding problems)
Some conditions cannot be confirmed from the outside. The sheathing and framing behind your existing siding are only fully visible once the old siding comes off, so no honest contractor can promise concealed damage does not exist before that point. Architectural Complexity
Multiple gables, dormers, cut corners, and complex rooflines add labor time and material waste compared with straightforward walls.

Tear-Off & Disposal
Removing the old siding, loading it out, and hauling it away is real labor and a real dumpster cost, whatever goes back up.

Trim, Soffit & Fascia
Trim is priced by the linear foot. Homes with extensive window, door, and corner trim, or with soffit and fascia that need replacing, cost more.

Sheathing & Structural Repairs
Damaged sheathing or framing found once the siding comes off has to be repaired before new siding goes on. It does not come up on every project.

Weather Barrier & Flashing
House wrap and flashing at openings and roof-to-wall transitions are what keep water out. Correcting a bad existing detail adds scope.

Window & Door Integration

What Can Lower the Cost of a Siding Project?
Some savings are real. Others only move the cost into the future. These are the legitimate ones:
- Simple One-Story Elevations: Fewer stories and simpler walls mean less staging, less work at height, and less labor per square foot.
- Easy Access Around the Home: Clear side yards, room to stage material, and straightforward equipment access all reduce labor time.
- Limited Trim and Detail: Fewer corners, openings, and architectural details mean less linear-foot trim and less cutting.
- Sound Sheathing Underneath: If what is behind the old siding is dry and solid, there is no repair scope to add.
- Replacing Only the Elevations That Need It: When damage is genuinely contained and your current product and color can still be matched, partial replacement can make sense. It is not always technically appropriate, and we will say so when it is not.
- A Practical Product and Finish: Standard lap profiles cost less per square foot than board and batten or shingle-style products. The less expensive profile is not a lesser installation.
- Combining Related Exterior Work: When siding, trim, soffit and fascia, gutters, or exterior painting happen in one mobilization instead of three or four, you are not paying for the same setup, staging, and access repeatedly. It only saves money when the work genuinely overlaps, so we will tell you when it does not.
What does not belong on that list: skipping house wrap, reusing flashing that should be replaced, covering rotten material instead of replacing it, or leaving out manufacturer-required components. Those are not savings. They are deferred costs, and they usually cost more when they come due.
Why Siding Quotes Vary So Much
Two siding estimates on the same house can differ by thousands of dollars and both be honest numbers, because they describe different work. Before comparing prices, compare what each proposal actually includes:
- Material Brand and Product Line: Different manufacturers and product tiers, at genuinely different prices.
- Product Thickness or Profile: Lap, board and batten, and shingle-style profiles are priced differently per square foot.
- Housewrap or Weather-Resistant Barrier: Included in the number, or added back later as an extra.
- Flashing Details: New flashing at openings and roof-to-wall transitions, or reuse of whatever is already there.
- Trim Products: Trim material, width, and the linear-foot allowance vary widely between proposals.
- Tear-Off vs. Siding Over Existing Material: Very different labor, and very different long-term outcomes.
- Painting and Finishing: Field paint, a factory finish, or nothing at all until you hire a painter separately.
- Caulking and Sealants: Specified and included, or simply unmentioned.
- Disposal: Dumpster and haul-off inside the base price, or billed on top of it.
- Permits: Who pulls them, and who pays for them.
- Repair Allowances: Whether any sheathing or trim repair is priced up front, and at what rate.

Compare the scope first. The lowest number is only the better value when it describes the same work.
Upfront Price vs. Lifetime Value
A lower bid becomes the expensive option when it leaves out water management, uses a product that will not hold up, or is installed in a way that voids the material warranty. Siding failures rarely show up in year one. They show up as trim rot, swollen board ends, and interior water stains several years later, and by then the repair includes whatever the water reached on the way in.
Central Texas is a demanding environment for an exterior wall: sustained summer heat, intense UV, heavy rain, wind, hail, humidity, and expansive-soil movement that shifts the structure the siding is fastened to. Details a mild climate forgives, this one does not.

Not every proposal covers everything a complete job needs. Ask specifically about each of these before you compare numbers:

How much does siding replacement cost in Austin?
It depends primarily on material. Across the Austin market siding generally runs about $4 to $25 per square foot installed, with vinyl at the low end and James Hardie fiber cement at the high end. For a full-house project that is roughly $10,000 to $50,000 or more on the same home. How do you calculate the size of a siding project?
By exterior wall area, not your home’s interior square footage. The two are rarely the same number. A two-story home has roughly double the wall area of a similar single-story home, and gables, dormers, and rooflines add wall area that is not obvious from a listing. Contractors often talk in “squares,” where one square equals 100 square feet of wall surface.
Can I get a siding price over the phone?

Do you provide itemized siding estimates?

Is painting included in a siding replacement?
For our standard James Hardie installations, yes. Our pricing is for primed board with professional field-applied paint included in the installed price. James Hardie also offers a factory-applied finish, ColorPlus® Technology, on some products as an alternative to field paint. Is removing the old siding included?
Yes. Tear-off and a normal disposal allowance are part of our standard installed price, not an add-on. Unusual removal conditions can affect the scope, and we flag that during the inspection if it applies to your home.
Can I replace only one side of my house?
Sometimes. Partial replacement can make sense when damage is genuinely contained to one area, the rest of the siding is in good condition, and your current product and color can still be matched. Does James Hardie siding cost more than vinyl siding?

Can siding damage be covered by homeowners insurance?
It can be, and often is after a hail or wind event, but coverage is never automatic. Whether a claim is paid depends on your policy, the cause of loss, the documentation, and your carrier’s decision.
