Siding Installation & Repair in Westlake

Driftwood also installs and repairs James Hardie siding for Westlake and West Lake Hills homes — standard HardiePlank lap siding starts around $16 per square foot installed, all-in. See our full James Hardie siding cost guide for the complete pricing breakdown, or use our siding pricing calculator for a number based on your home.

A lot of homes in this part of Austin were built decades ago, and their original exterior has usually never been opened up for a real inspection — just patched or repainted over the years. That matters, because problems that start behind the exterior don’t show up on the surface until they’ve been developing for a long time. Our recent stucco and window restoration project, featured below in “Recent Roofing & Exterior Projects Near Westlake,” found exactly that: termite damage behind the original stucco that wasn’t visible from outside until we opened the wall up.

Whether it’s a full siding replacement, a repair, or a stucco issue, we check what’s happening behind the surface as part of every inspection — not just what’s visible from the street.

Recent Roofing Projects in Westlake, TX

From full asphalt shingle replacements to tile roof repair, we’ve completed a wide range of projects for homeowners throughout Westlake and West Lake Hills. One project replaced an aging shingle roof on a Westlake Hills home using a six-nail fastening pattern, after our crew found and replaced five sheets of rotted decking during the tear-off. Another repaired a leaking clay tile roof where water intrusion had damaged the decking above the garage and front of the home, without the cost of a full tile replacement. Luxury homes in this area get the same honest, transparent process as every other Driftwood project.

Roof Repair in Westlake, Done Right the First Time

Most Westlake roofing calls start with a leak, and about a third of the roofs we inspect need a repair, not a replacement. We get on the roof, find the true source of the water rather than just the ceiling stain, and show you photos before any work begins.

On older homes, most leaks trace back to a chimney flashing, a plumbing vent boot, a tired valley, or a section of failed sealant, not the whole roof. We fix the real problem with materials matched to your specific roof, whether it is asphalt shingle, tile, standing seam metal, or flat and low-slope TPO.

If a repair is only a short-term patch, we tell you honestly and put the replacement number beside it so you can decide with real figures in front of you. When a storm is behind the damage, we document it with photos and help with your insurance claim.

Roof Replacement in Westlake, No Runaround

When a Westlake roof has genuinely reached the end of its life, a full replacement is better long-term value than paying for repeated repairs. Most homes are a one to three day job, and many single-story roofs are finished in a single day. We never leave a roof open overnight.

Every replacement includes a full tear-off to the deck, a decking inspection with any rotted sheets replaced at a stated per-sheet rate agreed up front, new leak barrier and underlayment, new flashing, drip edge and valleys, balanced attic ventilation, and a thorough magnetic nail sweep and cleanup.

For most homes, architectural asphalt shingles such as GAF Timberline HDZ give the best balance of value and hail resistance, and impact-resistant Class 4 shingles often earn an insurance discount. Standing seam metal reflects more heat and lasts 40 to 70 years. There is no deposit; you pay once the finished roof passes inspection.

How to Decide Between a Roof Repair and a Roof Replacement

Repair when the damage is isolated, one leak, one flashing, a handful of shingles, and the surrounding roof still has life. Replace when shingles are brittle across whole slopes, when a tile or metal system has failed, or when hail hit more than one elevation. A repair is almost always cheaper up front, but if the roof is near the end of its life, replacing once beats paying for repeated repairs.

Other Roofing and Exterior Services in Westlake

Driftwood Builders Roofing is a full-service roofing and exterior contractor in Westlake. Alongside roof repair and roof replacement, we handle the work most roofers send elsewhere.

Siding Installation & Repair

James Hardie fiber cement and vinyl siding, installed and repaired. Storm damage usually hits the roof and siding together, so we assess both in one visit.

Gutter Installation

Seamless gutters and gutter guards that protect Westlake’s older homes and mature-tree lots from water damage. Ask about adding gutters when we quote your roof.

Skylight Installation & Repair

New skylights installed and leaking ones repaired. The best time to add one is during a roof replacement, while the deck is open, so it is flashed properly.

Metal Roofing

Standing seam metal, the most popular upgrade from tile on older homes. Lighter on an old deck, lasts 40 to 70 years, and reflects Austin heat.

Tile Roof Repair

Cracked and slipped clay and concrete tile repaired, along with the underlayment beneath it, which is where most tile roofs actually leak.

Commercial & Flat Roofing

TPO and other flat and low-slope systems installed and repaired for commercial buildings and modern flat-roof homes around central Austin.

Free Roof Inspections

Every inspection is free, including a full photo report and the remaining roof life in writing. We get on the roof, not just look from the driveway.

Storm & Insurance Claims

We document storm damage, meet your adjuster on the roof, and make sure the claim reflects the real damage. You file as the policyholder, we handle the roof side.

Westlake Roofing Questions, Answered

What is the difference between standing seam, corrugated, aluminum and steel roofing?

Standing seam and corrugated describe the panel profile; aluminum and steel describe the metal. Standing seam hides its fasteners inside a raised, folded seam, so there are no exposed screws to fail, which is why it is the usual choice on a visible residential roof. Corrugated and other exposed-fastener panels cost less and suit outbuildings and some low-slope runs. Steel is stronger and more common; aluminum is lighter and resists corrosion better. Driftwood Builders Roofing quotes the profile and the metal separately so you can compare.

Can I replace a clay tile roof with standing seam metal in West Lake Hills?

Usually yes, and it is a common upgrade on older homes here. Standing seam weighs far less than clay or concrete tile, which takes load off an aging deck and framing rather than adding to it, and it lasts 40 to 70 years. The trade is appearance and cost, since metal changes the look of the house and sits above shingle in price. Driftwood Builders Roofing inspects the decking and framing first, then quotes tile and metal side by side.

Why does my standing seam metal roof leak at the chimney?

Because the chimney transition is where water has to be redirected around an obstruction, and stock flashing rarely fits a custom chimney correctly. Water running down the slope hits the upslope face of the chimney and needs a properly sized back pan to carry it around both sides. When the back pan is undersized, badly sealed, or was never fitted, water gets behind it while the panels themselves stay sound. Driftwood Builders Roofing has fabricated custom flashing and a heavy-gauge back pan on exactly this problem in West Lake Hills.

Where do clay tile roofs actually leak?

Under the tile, not through it. A tile roof sheds most water at the surface, but the waterproofing that actually keeps the house dry is the underlayment beneath the tile, and that underlayment ages out long before the tile does. Cracked or slipped tiles let water reach it faster. That is why a tile roof can leak badly while the tiles themselves look fine from the ground. Driftwood Builders Roofing repairs the underlayment and decking and resets the original tile where it is sound.

Do I need a permit to replace a roof in West Lake Hills?

Yes, and it is not a City of Austin permit. West Lake Hills has been its own incorporated city since 1953, so a roof replacement inside city limits is permitted and inspected locally, not by Austin, even though the address reads as Austin, TX 78746. Addresses in the wider Westlake area may fall under a different jurisdiction again. Driftwood Builders Roofing pulls the permit as part of the job.

Can you repair just the leaking section of a tile roof, or does the whole roof have to go?

Often just the section. If the tile is sound and the failure is localized to one valley, one slope, or the decking above a garage, the tile can be lifted, the decking and underlayment replaced beneath it, and the original tile reset, at a fraction of a full tile replacement. A full replacement is the right call when the underlayment has failed across the whole roof. Driftwood Builders Roofing has done exactly this scoped repair on West Lake Hills homes rather than selling the larger job.

What drives the cost of a metal roof in Westlake?

Panel profile and metal gauge first, then the complexity of the roof. Standing seam costs more than exposed-fastener panels, heavier gauge costs more than lighter, and every chimney, skylight, dormer and valley adds custom flashing work that a simple gable roof does not need. Decking condition under the old roof and access on a steep or wooded lot also move the number. Driftwood Builders Roofing gives a free written estimate after an on-site inspection rather than a price per square from the driveway.

Do you work on custom homes with several roof materials on one house?

Yes, and it is common on custom homes here, where one house can carry tile on the main body, standing seam on a porch or dormer, and a low- slope membrane over a flat section. Each system fails and seals differently, and the transitions between them are where most leaks start. Driftwood Builders Roofing inspects the transitions specifically, not just the field of each roof, and prices each system on its own line rather than averaging the whole roof.

How many Westlake roofs have you worked on?

Driftwood Builders Roofing has completed 184 roofing replacement and repair projects in the Westlake and West Lake Hills area over the last twenty years, including clay tile leak repairs, standing seam chimney repairs, full shingle replacements and exterior work. The company is based in Manchaca and is led by Nicholas M. Riley, who runs the crews personally. Recent local projects, with photos, are published on the site rather than described in generalities.
