Why does my standing seam metal roof leak at the chimney?
Because the chimney transition is where water has to be redirected around an obstruction, and stock flashing rarely fits a custom chimney correctly. When the back pan is undersized, badly sealed, or was never fitted, water gets behind it while the panels themselves stay sound. Where do clay tile roofs actually leak?
Under the tile, not through it.
