Selling an Austin Home With an Old Roof: Replace It, Repair It, Offer a Credit, or Sell As-Is?

What Buyers and Their Inspectors Look At
Most buyers hire a home inspector, and the roof is one of the first things an inspection report comments on. Typical notes include:
- shingle wear and granule loss
- damaged or missing shingles
- flashing problems around chimneys, walls and vents
- signs of past leaks in the attic
- the general age of the roof
Inspectors work across the whole house, so a roof note is often brief, and that brevity is where negotiations get uncertain. A buyer reading "roof near end of service life" does not know whether that means a repair or a full replacement. For what a general inspection does and does not cover, see What Your Home Inspector Won't Tell You About the Roof. For the buyer's side of the same decision, see What to Look for in a Roof When Buying a Home.
What the Texas Seller's Disclosure Asks About Your Roof
Texas requires sellers of previously occupied single-family homes to give buyers a written notice about the property's condition (Texas Property Code §5.008). The Texas Real Estate Commission's current form is TREC No. 55-1. Several parts of it touch the roof:
- Roof type and approximate age. The form has a line for "Roof Type" and "Age (approx.)".
- Items needing repair. It asks whether you know of listed items that are not working, have defects, or need repair.
- Known defects. "Roof" is one of the components where you mark whether you know of a defect or malfunction.
- Past repairs. It asks whether you know of "Previous Structural or Roof Repair".
- Insurance. It asks whether the property is presently insured, and whether the seller has been unable to insure the property.
The notice covers what you know. It is not a substitute for an inspection or a warranty. What and how you disclose is a question for your real estate agent or a real estate attorney, not a roofing contractor. What a roofer can give you is an accurate, documented picture of the roof's condition to work from.
Your Four Options, Side by Side
| Option | When it tends to fit | What to weigh |
|---|---|---|
| Replace before listing | The roof is near or past the end of its useful life, with widespread wear rather than one problem area | Upfront cost and scheduling before the listing date. A new roof takes the roof off the table as a negotiating point. |
| Repair and document | Problems are isolated and the rest of the roof has useful life left | A documented repair plus an inspection report gives buyers something concrete. A repair does not make an old roof new. |
| Offer a credit or price adjustment | You would rather not manage a project before closing, or the timeline is too short | The buyer decides what to do with the roof after closing. This is usually negotiated after the buyer's inspection. |
| Sell as-is, with disclosure | The roof's condition is already reflected in the price, or the buyer plans major work anyway | Expect the roof to come up in negotiation. Disclosure duties still apply. |
None of these is automatically right. A roof with widespread granule loss across every slope is a different situation from one with a single damaged area around a vent. The conditions that usually point toward replacement are wear spread across the whole roof, repeated leaks in different places, or damage that a repair cannot match or seal. The conditions that point toward a repair are a problem confined to one area, with the rest of the shingles still flexible and holding their granules. An inspection tells you which one you have. Our guide to repair vs. replacement walks through those checks in more detail.
How Long a Replacement Takes Before Listing
On a typical asphalt shingle roof, the installation itself is often short. Two documented Driftwood examples:
- Caleb Drive (78725): about 2,168 sq ft, a full GAF Timberline HDZ replacement completed as a one-day project.
- Creeks Edge Circle (78733): about 2,950 sq ft of 18-year-old shingle sections replaced in one day.
Specialty materials take longer. A Brava composite slate roof in Tarrytown (about 2,600 sq ft) was planned at three to four working days.
Leave room in your schedule for weather, material availability, and conditions found after tear-off, such as rotted or unsuitable decking, which have to be fixed before the new roof goes on. More on timing: How Long Does It Take to Replace a Roof on a House?
What It Can Cost: Real Driftwood Projects
These are completed Driftwood projects, not quotes. Every roof is priced on its own size, pitch, materials and condition.
| Project | Scope | Total |
|---|---|---|
| Caleb Drive, Austin 78725 | Full asphalt shingle replacement, about 2,168 sq ft, GAF Timberline HDZ, including 9 sheets of rotted decking replaced | $11,595 |
| Creeks Edge Circle, Austin 78733 | About 2,950 sq ft of 18-year-old shingle sections replaced in one day | $15,328 |
| Tarrytown, Austin | Brava Old World Slate composite roof, about 2,600 sq ft | $34,970 |
Older homes can hold surprises under the shingles. On one Tarrytown project, tear-off removed four layers of old felt and uncovered board (plank) decking with gaps, holes and broken boards, and 65 sheets of new decking were added to create a continuous deck. If you are listing an older home, ask your roofer up front how added decking would be priced. For cost ranges and what drives them, see our Austin roof replacement cost guide.
What to Hand Buyers
Whichever path you choose, documentation helps:
- The roof inspection report, with photos. A dated record of the roof's condition.
- Invoices for any repair or replacement.
- Warranty documents. Keep the manufacturer's material warranty separate from the contractor's workmanship warranty. Driftwood's workmanship warranty is 2 years. Ask your contractor how either warranty applies after a sale before you promise a buyer anything.
An Old Roof and the Buyer's Insurance
Buyers will need homeowners insurance, so roof questions often come up there too. In a September 29, 2026 release, the Texas Department of Insurance said insurers cannot decline or nonrenew a homeowners policy based solely on the age of the house or of components such as the roof, but they may consider its physical condition. The rule is 28 TAC §21.1006, which is in force; TDI has also proposed a clarifying amendment. In practice, condition matters more than the number of years, which is one more reason a documented inspection is useful.
This is about underwriting, meaning whether a policy is written or renewed. It is separate from how a claim is handled. If you have received a letter from your own insurer about your roof, see Insurance Company Says You Need a New Roof? Frequently Asked Questions
Do I have to replace my roof to sell my house in Texas?
We are not aware of a rule that says you must. Sellers do have to disclose what they know about the property's condition on the Seller's Disclosure Notice. Whether to replace, repair, credit or sell as-is is a decision to make with your agent, based on the roof's condition and your market.
Should I fix the roof or give the buyer a credit?
It depends on the roof and your timeline. Isolated problems are often worth repairing and documenting. A roof with widespread wear is more often either replaced or handled through price. An inspection with photos lets you compare real options.
What if the buyer's inspector finds hail damage?
Get a roofing inspection to confirm what is there. Storm damage and age-related wear look different up close. Any insurance claim is between you and your insurer. A roofer can document the roof's condition but does not decide coverage.
How old is too old for a roof when selling?
There is no single number. Condition matters more than age, which is why an inspection is the starting point. For how long different roofing materials tend to last here, see our roof lifespan guide.
What does the TREC seller's disclosure ask about the roof?
TREC No. 55-1 asks for the roof type and approximate age, whether you know of roof defects, whether you know of previous structural or roof repair, and whether you have been unable to insure the property.
