Roof area, not house square footage, is what gets priced. A single-storey home with wide overhangs can have more roof than a two-storey home with the same floor plan. Roofers measure in squares: one square is 100 square feet.

These assume a standard tear-off, new underlayment and sound decking. What Pushes the Price Up

Most of the difference between a low estimate and a high one is one of these six things. Ask about each one specifically.

  • Extra layers of old roofing ($1,000 to $3,000). If a previous roof was laid over instead of torn off, both layers have to come off now. More labour, more disposal.
  • Damaged decking (about $100 per sheet). Invisible until tear-off. An honest estimate names the per-sheet price rather than leaving it open-ended.
  • Extra felt underlayment ($200 to $600). A roof should have exactly one layer. Legacy layers have to be stripped.

Two policy terms do most of the work:

  • Replacement cost value (RCV) pays what it costs to replace the roof today, usually in two payments, with the withheld depreciation released once the work is done.

Replacement makes sense when the failure is spread across the roof. Brittle shingles on whole slopes, widespread granule loss, bruising across multiple test squares after hail, or a roof past roughly 18 to 20 years in Central Texas heat. Repairing a roof in that condition buys months and spends money twice.

How to Compare Two Estimates
