Schertz Is Not One Roofing Market

This matters more here than in most cities, and almost nobody says it out loud.

Schertz is long and narrow. It runs roughly nine miles from the Cibolo Creek bottoms in the northeast down to the Bexar County line in the southwest, and it crosses three counties on the way - Guadalupe, Comal and Bexar. Two ZIP codes carry most of the housing: 78108 in the north and centre, and 78154 in the south.

For roofing, the split shows up in two ways.

Housing stock. The northern and central subdivisions skew newer, with a great deal of construction from the 2000s onward and the architectural asphalt shingle that came with it. Further south and along the older corridors you find more 1970s and 1980s homes, three-tab shingle on the ones that have not been re-roofed since, and more varied roof geometry.

Storm exposure. Weather does not respect a city limit, and Schertz is long enough that one end of it can take a serious hit while the other end gets rain. That is not hypothetical.
