Roof Replacement in Converse, TX
If you already suspect your roof needs replacing rather than patching, this page is the practical version: what actually warrants replacement, what the work involves, what it costs, how the permit works in Converse, and what to check before you sign anything.
Driftwood Builders Roofing has been replacing roofs across Central Texas since 2005. We are a GAF Master Elite contractor, which is roughly the top 3% of roofers nationally, BBB accredited with an A+ rating, and we hold a 4.9-star average across 265+ reviews. We do not require a deposit.
One thing worth saying plainly up front: we will tell you when a repair is the better answer. After a hail event a lot of companies arrive in a market where every roof somehow needs replacing. That is not what the roofs say.
When Replacement Is Actually Warranted
Five conditions genuinely justify replacing rather than repairing. One of them on its own is usually not enough; two or more together almost always is.
- Age past roughly 18 to 20 years. Architectural shingles are marketed at 30 years and realistically deliver 15 to 20 in Central Texas heat. Past that point, repairs damage as much as they fix, because brittle shingles crack when lifted.
- Damage distributed across slopes. This is the one that matters most after hail. Isolated damage is a repair. A consistent impact count in test squares on several elevations is a replacement.
- Widespread granule loss. Bare mat visible in patches, granules collecting at downspout outlets. Granules are the UV shield; once they are gone the asphalt ages fast.
- Repeated repairs. Three or more in a few years usually means the system has failed, not a spot on it.
- Decking problems. Soft or sagging areas underfoot, or daylight visible through the deck from the attic.
If you are genuinely undecided, read our detailed decision guide on roof repair vs roof replacement in Converse first. It sets out how the decision should be evidenced with test squares rather than settled by opinion. If the problem turns out to be isolated, our Converse roof repair page is the right place to start instead.
Roof Repair vs. Roof Replacement: Which One Does Your Austin, TX Home Actually Need? — the long-form version of the repair-or-replace decision, walked through on real roofs.
What We See on Converse Roofs Specifically
Converse is more uniform than most markets, and that changes what a replacement usually involves here.
Census American Community Survey estimates for 2019–2023 put the median year built at 2003, with about 41% of homes built between 1990 and 2009 and roughly 87% single-unit detached. Only about 1.4% predates 1950.
In practice that means:
- Mostly simple asphalt roofs on tract-built homes. Fewer of the cost drivers that inflate older custom houses: no slate, rarely skip sheathing, few mismatched additions.
- A tighter roof-size band than Austin’s stock, usually 1,500 to 2,500 square feet of roof area, which is why our pricing for this market is more predictable than a citywide range.
- Whole streets reaching replacement age together. Subdivisions built in one phase come due in one phase. If several neighbours are replacing roofs, that is often the housing stock rather than a claims wave.
- A lot of roofs that were already near the end of life before the September 11, 2026 hailstorm. Hail did not create that; it exposed it.
The practical consequence for you: on a 2003-built home an insurer is more likely to apply actual cash value or a roof-surface schedule, and separating storm damage from ordinary wear takes documented evidence. More on that in how long a roof lasts in Converse.
Choosing the System
| System | Installed cost | Realistic life here | Best for |
|---|---|---|---|
| Architectural asphalt | $10,000 – $18,000 | 15 – 20 yrs | The default for most Converse homes |
| Class 4 impact-resistant asphalt | +$1,500 – $4,500 over standard | 20 – 25 yrs | Hail corridors. Usually the best value upgrade |
| Standing seam metal | $18,000 – $30,000+ | 40 – 70 yrs | Long hold, wind performance, appearance |
| Stone-coated steel | $15,000 – $25,000 | 40+ yrs | Impact performance with a tile look |
| TPO / low-slope | $8,000 – $16,000 | 20 – 30 yrs | Porch and patio sections |
The upgrade decision is worth making while you are already replacing. Going Class 4 costs a few thousand more on a roof you are buying anyway; replacing a sound roof purely to upgrade almost never pays. Our full comparison against the hail sizes this area actually gets is in best roofing material for hail in Converse, and if you are weighing metal seriously, metal roofing in Converse covers the system in detail.
What goes under the shingles matters as much as the shingles. A proper scope names the underlayment, new flashing at every penetration and wall intersection, ice-and-water treatment in valleys, starter and ridge products, and the fastening pattern. Reused flashing is the most common hidden cut in a cheap estimate.
The Replacement Process, Step by Step
- Free inspection and measured scope. We photograph slope by slope, mark test squares where hail is involved, check flashing, penetrations, decking and ventilation, and check the attic where accessible.
- Written, itemised estimate. Tear-off, underlayment, flashing, starter and ridge, decking allowance with a stated per-sheet price, permit, haul-off, and the warranty terms.
- Materials and scheduling. Colour selection against your actual elevation, then delivery.
- Property protection. Tarps over landscaping and pool areas, plywood against elevations where needed.
- Tear-off. Everything comes off to the deck. This is the point where hidden problems appear, which is why the decking price is agreed beforehand.
- Deck inspection and repair. Soft or rotten sheets replaced, measured and shown to you.
- Dry-in. New underlayment, ice-and-water where required, drip edge.
- Flashing. New metal at chimneys, walls, valleys and every penetration.
- Roof system installation, to the manufacturer’s fastening pattern — the detail that decides whether the material warranty is worth anything.
- Ventilation checked and corrected. Under-ventilated attics cost years of roof life in this climate.
- Clean-up and magnet sweep, daily and again at the end.
- Final walk with you, plus permit close-out and warranty documents.

Permits, Inspection and Code
The City of Converse requires a permit for a re-roof, issued through the Building Department at 406 S. Seguin, Converse, TX 78109, telephone 210.658.5356. The city also maintains contractor registration, including an authorised-personnel form naming who may pull permits for a company.
That second part is worth more to you than it sounds, because Texas has no state roofing licence at all. There is no state number to look up and TDLR does not register roofers. A city registration is one of the few things about a roofing company you can actually verify, and it takes one phone call.
We pull the permit in our own company name and give you the number. If a contractor asks you to pull the permit yourself, that shifts code-compliance liability onto you and usually means they are not registered here. Full detail, including the four questions worth asking before you sign, is on our Converse roofing permit guide.
What It Costs, and What Moves the Number
We publish our ranges rather than hiding behind “call for a quote”. For a typical Converse home: $10,000 to $18,000 in architectural asphalt, $18,000 to $30,000+ in standing seam metal.
Six things move a number after tear-off, and a good estimate addresses each one before work starts:
- Extra layers of old roofing — $1,000 to $3,000 more to remove and dispose of.
- Damaged decking — about $100 per sheet, stated up front.
- Legacy felt layers — $200 to $600.
- Penetrations — skylights, chimneys and large vents at $200 to $500 each for proper custom flashing.
- Permit — commonly $150 to $500 across Central Texas municipalities. Converse does not publish a roofing fee schedule online, so call the Building Department for the exact figure.
- Pitch and complexity — anything above about 7:12 slows the crew and adds safety requirements.

If a Hail Claim Is Involved
After the September 2026 storm a lot of Converse replacements are running through insurance. Two things decide what you actually pay: your wind and hail deductible, which in Texas is often a percentage of dwelling coverage rather than a flat figure, and whether your policy settles at replacement cost or actual cash value.
What we can do: inspect the roof, photograph and document the physical conditions, mark and count test squares, prepare a written scope and estimate, meet your adjuster at the property, explain what we recorded, and perform approved work.
What we cannot do, and no Texas roofer can: interpret your policy, determine what is covered, represent you in the claim, negotiate its value, or waive, rebate or absorb your deductible. A contractor doing the work cannot act as your public adjuster under Texas Insurance Code §4102.163, and waiving a deductible has been a criminal offence since 2019, carrying up to a $2,000 fine and up to six months in jail.
Any company promising a “free roof”, offering to cover your deductible, or advertising that it will handle your claim is describing something Texas does not permit. The full coverage explanation is on does homeowners insurance cover hail damage in Converse, and what was actually reported that night is in the September 11, 2026 storm guide.
Warranty, and What to Ask For in Writing
There are two warranties on a new roof and they cover different things.
- Manufacturer warranty on the materials. As a GAF Master Elite contractor — a certification held by roughly the top 3% of roofers nationally — we can offer enhanced GAF system warranties that non-certified contractors cannot.
- Workmanship warranty on the installation. This is the one that matters most, because most roof failures are installation failures rather than material failures. Ask for the term in years, in writing, and check whether it transfers if you sell.
Before you sign anything, with us or anyone else, get: an itemised scope naming materials; the decking per-sheet price; the permit in the contractor’s name; both warranty terms in writing; proof of general liability and workers’ compensation sent directly by the insurer; and a deposit policy. We do not require a deposit.

Frequently Asked Questions
How much does a roof replacement cost in Converse, TX?
For a typical single-family home in Converse, architectural asphalt shingles generally run $10,000 to $18,000 and standing seam metal $18,000 to $30,000 or more. These are our published Central Texas ranges for 2026. Every roof is priced from a measured scope after an on-site inspection, never over the phone.
How do I know my roof actually needs replacing rather than repairing?
Replace when the failure is spread across slopes: brittle shingles, widespread granule loss, bruising found in test squares on several elevations, or a roof past roughly 18 to 20 years in Central Texas heat. Repair when the damage is isolated and the surrounding roof still has life. We will tell you when a repair is the right answer.
How long does a roof replacement take in Converse?
Most single-family homes here are a one to two day job once materials are on site. Steeper roofs, tile and metal systems, and homes needing significant decking repair take longer. Weather moves schedules more than anything else in this market.
Do I need a permit to replace my roof in Converse?
Yes. The City of Converse publishes a Re-Roof Permit Application, and the city also registers contractors before they can pull permits. We pull the permit in our own company name and will give you the permit number.
What happens if you find rotten decking?
Damaged decking is replaced at about $100 per sheet. It is usually invisible until the old roof is off, which is why our estimate states the per-sheet price up front rather than leaving it open-ended.
Should I upgrade to Class 4 impact-resistant shingles?
In a hail corridor it is usually the best value decision available at replacement time. It adds roughly $1,500 to $4,500 over a standard architectural shingle, and many Texas insurers apply a premium discount for a UL 2218 Class 4 roof that recovers part of that over time.
Can you replace a roof that is part of an insurance claim?
Yes. We inspect, photograph and document what we find, prepare the scope and estimate, and meet your adjuster on site to explain the conditions we recorded. We cannot interpret your policy, determine coverage, negotiate your claim, or waive your deductible, which is illegal in Texas.
What warranty comes with a new roof?
Two separate things: the manufacturer warranty on the materials, and our workmanship warranty on the installation. As a GAF Master Elite contractor we can offer enhanced GAF system warranties that most contractors cannot. Ask for both in writing, with the workmanship term stated in years.
Do you require a deposit?
No. We do not require a deposit to begin work. Large up-front deposits are a real risk with any contractor you have not worked with before, particularly after a storm.
Will my new roof match the rest of the neighbourhood?
Most Converse subdivisions were built in one phase, so roofs tend to come due together and shingle lines change over twenty years. We will show you the actual shingle options against your elevation rather than a brochure swatch.
Do you replace roofs on tile or low-slope sections?
Yes. Many homes have a low-slope porch or patio section that needs a different system from the main slopes. Mixing systems correctly at the transition is where a lot of leaks start, so it is priced and detailed as its own part of the scope.
What do you do to protect the property during the work?
Tarps over landscaping and pool areas, plywood against elevations where needed, magnet sweeps of the drive and lawn at the end of each day, and a final walk with you before we call the job done.
